CS’Associados事务所决定重新审视其位于里斯本自由大道249号大楼第七与第八层的办公室的宜居性与空间氛围，这一决定本身便成为一次探讨办公场所与其日常生活方式的契机，也促使人们重新认识其所处地段的优势——一个无疑已成为里斯本城市地标的地理位置。

CS’Associados’ decision to re-evaluate the habitability and atmosphere of its office on floors 7 and 8 of building 249, on Av. da Liberdade, is in itself an opportunity to debate the place of work and the daily life associated with it, but also to become aware of the virtues of the physical location it now occupies, which is undoubtedly a benchmark in the city of Lisbon.

The contribution of architecture, understood as a multidisciplinary knowledge to which converge not only all issues of the environment and atmosphere, but especially the techniques that support the construction of places, ensures a critical change that meets current and prospective needs and demands, proposing a way of living for this workplace that is substantially different from what it has been over the last decade. Naturally, this transformation, which is now to be implemented, and which is believed to be a starting point for the entire community of CS’Associados community can look at life at work from a completely new perspective, implies a clear desire for change.The proposal presented can be read as a kind of sounding board for the office’s primary values, an optimistic one, which seeks to simultaneously highlight contemporaneity and timelessness, sobriety and elegance, rigor and sustainability.

The solution found must ensure the efficiency and comfort essential to the CS’Associados community, promote the collective spirit and guarantee the individuality of each one, but also assert itself as a place of reference to welcome all its clients and visitors. It is in the right balance of these objectives that the answer for the new CS’ Associados office must lie.

整体使用策略General occupancy strategy

CS’Associados当前位于249号大楼顶部的办公场所象征着卓越的位置，这一“俯瞰”里斯本的地势，将成为新办公空间的核心特质。新方案通过开放式工作区与城市与光线建立联系，满足日常工作需求，并由办公室与会议室构成灵活的支持结构，鼓励新的办公与生活方式。每层楼的南北两端设有全玻璃封闭的办公室横断面，营造出一系列私密空间，并通过立面设计加强空间反射与内在动感。原有建筑外部阳台作为珍贵空间资源，在新方案中被重新激活，不再局限于偶发使用，而是被赋予工作、休憩与社交功能。

The current location of the CS’Associados offices, on the highest floors of the 249 Av. da Liberdade building, is synonymous with a place of excellence, which will have to be one of the images of this working community. This strategic urban position, a kind of flight over the city of Lisbon, should be the DNA of the new CS’Associados office. The celebration of the city and the light will be based on the new open work spaces that are organized to support all daily activities. Complemented by offices and meeting rooms, these fluid spaces adapt to each work requirement, while promoting new ways of living. At the north and south ends of each floor, a cross-section of offices, fully glazed, provides a set of private spaces and guarantees, through its elevations, the reflection of space and an interior image of intense dynamism. The exterior balconies are one of the most valuable features of the existing building, which should be used as a reference space for all employees. Contrary to the sporadic use that they are known for today, these balconies should be equipped and infrastructed so that they become spaces for work, breaks and socializing.

在全面改造的同时，项目仍需优先保障适合专注与思考的私密性。所有员工均可拥有独立办公室，同时也设有不同尺度、不同正式程度的会议空间、交流角落与头脑风暴场所。功能分区还包括图书馆、茶水间、餐厅与就餐区、多功能空间、法律秘书处、行政支持、IT支持、储藏与档案区及维护空间等。第八层除设有为合伙人及顾问准备的开放式工作区和办公室外，还专为客户设置了一片区域，包括新的接待区（拥有俯瞰整个里斯本的全景视野）与一系列配备完善的会议室，并由独立的茶水间提供简餐支持。这里同样设有宽敞的户外空间，未来将被充分利用，打造多样化的使用场景。

Regardless of the profound change that is proposed, the project will always have to ensure and prioritize the privacy that is conducive to carrying out work that requires concentration and reflection. All the members will be able to have private offices and there will be many options for more or less formal spaces where work meetings, small conversations or brainstorming sessions can take place. The functional program is also complemented by spaces for the library, pantry, cafeteria and meals, multipurpose spaces, legal secretariat, administrative support, information technology support, storage, archives and maintenance services. On the 8th floor, in addition to the open-plan workspaces and offices for partners and/or consultants, an area exclusively for clients will comprise a new reception area, enjoying an immense panoramic view over the city of Lisbon, and a series of meeting rooms, equipped with infrastructure, supported by a dedicated floor pantry, equipped to serve small meals. Here, the generous outdoor space should once again be enhanced with different levels of use.

人们通常在构建空间时更关注地面、墙面和立面，而忽略了天花板在塑造（或破坏）空间氛围中的重要性。历史上的贵族建筑中常常通过绘画、雕刻等方式强调天花板的尊贵与重要性，而今天，我们却常常将其作为无序堆砌设施的表面：灯光、空调、感应、消防、监控设备等被随意安装，缺乏整体与细部的协调。

在本方案中，我们有意识地将天花板作为塑造空间氛围的中心元素，尤其在开放空间中，其存在感与可视性成为日常体验的核心。Bak Gordon Arquitectos与Osvaldo Matos Iluminação合作开发了一套“光与空气”系统，有序整合基础设施，其余空间则留给一组由Burel覆盖、色彩互补的吸音面板，以极具优雅的构图方式为空间注入新的记忆标识，成为CS’Associados新办公室的重要意象。

In this proposal we sought to exalt the atmosphere of the space from the ceiling plane, since its visibility and presence, particularly through the open space, becomes epicentral in the daily life of the office. With the introduction of a Light and Air system designed by Bak Gordon Arquitectos and developed by Osvaldo Matos Iluminação, we propose to provide all the essential infrastructures, applied in an organized and linear manner, freeing up all the rest of the ceiling space for the introduction of a kind of “painting”, a series of acoustic panels, covered in Burel, with different complementary colours, in a composition of enormous elegance that should become a reference and memory of the CS’Associados office.

考虑到办公建筑在生命周期中的运营与维护成本构成重大投资，项目自始便重视资源优化。在各专业协同合作下，旨在达成有效的成本控制，同时提升工作人员与访客的热舒适性与声环境质量。自然采光与空气品质也是本提案中的重点议题。材料与设备的选择亦注重易于清洁与维护，兼顾实用性与质感，力求在精致与高效之间取得平衡。

Aware that the maintenance and operating costs of office buildings correspond to a substantial investment over the course of their useful life, we consider it essential to anticipate the optimization of resources. Therefore, together with the various specialties, we will work to obtain the best solutions, not only for effective cost control, but also to promote greater thermal and acoustic comfort for workers and clients. Natural lighting and air quality will also be a priority in the resolution of the proposal and in the search for an integrated solution. To these we will also add the selection of materials and equipment that allow for easy cleaning and maintenance. More pragmatic and effective materials will be complemented and coordinated with more refined and comfortable ones, in a constant search for balance.
