The new building for Midwork on Oude Winschoterdiep in Sappemeer has been completed and is now in use. Designed by De Zwarte Hond, the sustainable and circular building combines a biobased timber structure with the reuse of existing structural elements. The building brings together all activities of development company Midwork under one roof. Midwork supports residents of the Municipality of Midden-Groningen in the areas of employment, personal development, and income security.

The Midwork building accommodates the departments for Employment Services, Income & Facilities, and Reintegration, and is used by a diverse—and sometimes vulnerable—group of users. The program consists of a public area with a restaurant and employment center, office and meeting spaces, and work areas with workshops, production facilities, and logistics functions. Through a smart separation and combination of functions, the building provides a clear working environment and an accessible reception area for visitors. The building is centrally positioned on the site, with a public entrance and landscaped green space at the front, and logistics functions located at the rear. A central atrium with a void and staircase connects the various functions and encourages interaction throughout the building. The new office section is constructed using a demountable biobased timber structure consisting of columns, beams, and timber hollow-core floor slabs. The wooden floors remain exposed in the interior and also serve as the ceiling. They are fitted with additional mass and acoustic absorption materials, contributing to excellent acoustic performance. Structural solutions such as slender steel bracing and diaphragm action within the floors allow for flexible floor plans, making it easy to adapt the building to future needs.

In addition to a compact and cost-efficient design, ambitious sustainability and circularity goals were key priorities. Rather than opting for complete demolition, De Zwarte Hond deliberately chose to preserve and reuse existing structures. A large portion of the existing steel trusses was retained, and the existing concrete floors serve as permanent formwork for new floors. This approach significantly reduces CO₂ emissions and forms the basis for a fully energy-neutral building.

The building is located in a historic industrial zone along the canal. Its distinctive silhouette and brick construction allow it to blend naturally with the many industrial heritage buildings of Hoogezand-Sappemeer. Brick façades and a metal roof require minimal maintenance, while large windows create a strong connection between interior and exterior. The landscaped front garden draws inspiration from the often beautiful gardens surrounding traditional Oldambt farmhouses.
